EPC Carbon Zero was set up by David and Les, two long-time construction professionals based in Fife. Between them, they bring more than 80 years of hands-on experience working on domestic and commercial buildings across Scotland. Now, as accredited Domestic Energy Assessors, they apply that practical knowledge to producing accurate, useful Energy Performance Certificates.

Why we set up

After decades in construction, we'd seen plenty of EPCs produced by assessors who'd never set foot on a real building site. The certificates were often technically correct but missed the practical realities of how Scottish homes actually perform. We thought we could do it better.

Our background means we understand what we're looking at, particularly in older properties. We know the difference a properly insulated solum makes. We can spot non-obvious construction details that affect a rating. And we know how to talk about all of this with homeowners in plain English, without the jargon.

How we work

We're deliberately small. When you call, you speak to one of us directly. When we visit your property, it's one of us doing the assessment, not a sub-contractor. We don't have a call centre, we don't charge booking fees, and we don't pad the price with middlemen.

Most assessments are booked within a few working days, and the certificate is lodged on the Scottish EPC Register within 48 hours of the visit. We try to be straightforward about what we can and can't do, and if your property is outside our area we'll happily recommend someone else.

What we cover

For now we focus exclusively on domestic EPCs — the standard certificates required when selling or renting out a residential property in Scotland. We're currently working towards adding commercial EPCs and new build SAP assessments, so the offer will grow over time. If you've got a non-standard requirement, ask anyway: we'll either help or point you in the right direction.

Where we're based

We're in North Queensferry, on the Fife side of the Forth Bridges. From there it's a short hop to Edinburgh and easy access to the wider central belt, Stirlingshire, and Perthshire. See all the areas we cover.
